Development Project Management
We can manage the entire development process, from concept to completion, or consult on just one aspect of the development. Our job is to make sure your vision is implemented while insuring you are doing the right things at the right times in order to stay on schedule and on budget while minimizing your risk.
We typically work with clients and boards following a risk-adverse 7-step “Go No-Go” series of project milestones.
Master Planning Coordination
We work with clients to assemble the Master Planning team (typically an architect, preconstruction consultant, marketing consultant, finance consultant, market consultant, etc.), manage the process setting schedule and deliverables, work with the team to evaluate current community and market conditions, assist in the determination of design, operational and development options, run the numbers to confirm financial feasibility and then work with the client and team to create and present the final implementation plan.
We have created a unique 3-step master planning process which entails first defining not only the project vision but the desired resident experience, before the typical steps of due diligence, programming, concept design,e tc.
Development Feasibility and Scenario Modeling
This entails creation of a financial model for specific operational or development scenarios and, essentially, the creation of a comprehensive business plan for a proposed new project including the creation of a development schedule, project concept and architectural program, approval strategy, marketing and operations budgets, plan of finance and confirmation of financial feasibility.
Market Analysis Coordination and Review
We assist in drafting the RFP to reflect the unique requirements of each project, review proposals from the market study consultant, and then review and comment on the final study which should include both a quantitative and qualitative assessment of the marketplace. Each project and market is different so it is important to make sure your market study is answering the right questions. We can also conduct in-house a preliminary summary market study to make an initial market determination before the full study is commissioned.
Past special projects have included site evaluations, summary market studies, evaluation of development or master plans created by others, deal structuring for site acquisitions, etc.

Updates & notifications
Project websites are updated on a continual basis with email notification of updates sent to team members.
Status report & weekly announcements
Each website includes a current project status report and weekly announcements, project Gantt chart and calendar, list of open issues, viewable versions of current reports and other documents plus team member contact information.
These updates allow clients and development team members, as well as board members and other stakeholders, to continually track progress of the project.
